Concrete & Paving in Old Orchard Beach, Maine
Sand is the defining fact of building in Old Orchard Beach. It drains beautifully and it migrates constantly, which is why so many OOB walkways, patios, and short driveways settle unevenly within a few years of a cheap install. The fix is not more concrete. It is a properly built base: excavate the loose material, place and compact structural gravel in lifts, contain the edges, and then pour or pave. That is the standard on every Fortier project, and in this town it is the whole ballgame.
Seasonal properties are the second fact. Cottages and rentals from Ocean Park to the pier neighborhoods need surfaces that survive winters nobody is watching and summers of constant foot traffic. Our concrete services build walkways, patios, steps, and outdoor shower pads with air-entrained mixes and sealers suited to salt exposure. Stamped concrete is popular here for exactly the reason it should be: it gives a rental or cottage the look of a stone patio with none of the paver joints that sand invades and ants excavate.
Driveways in OOB are usually short and hardworking. Our asphalt services rebuild them from the base up so the daily in-and-out of a busy property does not rut the same two wheel paths. Where a property needs grading, drainage, or removal of a failed surface, our excavation and site work handles it with equipment sized to compact beach-neighborhood lots.

Why do pavers do so poorly here?
Joint sand washes and blows out, ants mine the bedding layer, and individual pavers settle with the sand beneath them. A reinforced, stamped concrete slab gives the same look as one structural unit with no joints to fail. It is what we recommend for most OOB patios.
Can you finish work before the rental season?
That is the standard OOB request and we plan for it. Off-season and spring scheduling gets your surface cured and ready before your first booking. Call early; those slots go first.
Will winter storms and salt spray wreck a new patio?
Not one built for the exposure. Correct concrete mix, correct curing, and a coastal-rated sealer are the difference. We will also tell you the honest resealing interval instead of pretending there is none.
My walkway settled a few inches in two years. Repair or replace?
On sand, settlement that fast means the base failed, and re-leveling the surface without rebuilding the base repeats it. We will give you the straight assessment on site, and if a repair genuinely will hold, we say so.
